If you’re considering moving to Spruce Grove, Alberta, you’re not alone! Spruce Grove offers the perfect balance of big-city convenience and quiet residential living, with a population of about 40,000. If you’re researching a move here, I’m willing to bet one of your first questions is: Which neighbourhoods should I actually be looking at?
In my last blog, we did a full virtual tour of Spruce Grove, and I promised we’d go deeper into the specific neighbourhoods – what they’re like and what they offer. Map views don’t tell you what types of housing each area has, so this video gives you a high-level overview of exactly what to expect. I’m also sharing insights on safety, accessibility, and the overall lifestyle in each pocket of the city.
We’ll walk through everything, and then I’ll reveal my top neighbourhood picks and why. We’re breaking Spruce Grove into four main areas: north, east, west, and central so you can clearly see what makes each one unique.
Why Spruce Grove Stands Out...
Let’s review what makes a neighborhood great. Here are the top factors I consider:
- Lifestyle – How walkable is the neighborhood? Are you close to parks, green spaces, and entertainment? How about shopping and dining?
- Pride of Ownership – You can’t control who your neighbours are, but when you explore the neighbourhood is it well-kept? As a general rule of thumb, people that take care of their homes don’t spend every weekend throwing wild parties so it should be quiet as well. Buying a home in a neighbourhood surrounding by responsible homeowners will bode well for you down the line when it’s time to sell.
- Accessibility – How close are major access roads, parks, walking trails, schools, grocery stores, and shopping?
- Safety – is the neighbourhood low on crime? Is there a busy street near-by? If you’re shopping for a home in the spring or summer, are there lots of neighbours walking their dogs or riding bikes though the area? If there are, it’s a good sign. We’re cooped up all winter in Alberta so when the sun is out, so are the people.

Central Spruce Grove
I know this is more than one neighbourhood, but Milgrove, Woodhaven, Brookwood and Broxton Park make up the heart of the city and were among the first houses to be built here. The cost of entry is lower than the newer areas so it’s great for young families or first time home buyers, with accessibility to the trail system and parks, grocery stores and schools. The older area of Spruce Grove contains the majority of our schools and makes for a quick and safe walk to school for your kids.
Greenbury
Next on the list is Greenbury, a community known for its gorgeous brownstone-style homes that offer incredible curb appeal. These classic designs won’t go out of style and are great for resale value. Greenbury was built with sustainability in mind, featuring wind power, bioswales, and natural wetlands.
In terms of location, Greenbury is fantastic—it’s within walking distance to Prescott Learning Centre and Jubilee Park, one of the best parks in the area with picnic spaces, trees, and a spray park for kids. Greenbury is located on the far east side of Spruce Grove, but with the newly added Pioneer Road, accessing Edmonton is a breeze.
McLaughlin
Now, let’s talk about McLaughlin, a neighborhood that excels in both walkability and lifestyle. Until recently, McLaughlin was farmland, so it’s one of the newest areas in Spruce Grove. This community is ideally located in the middle of town, but despite its central location, it doesn’t feel busy. McLaughlin is close to most of Spruce Grove’s restaurants, shops, and services.
McLaughlin is centered around a large storm pond and backs onto the city’s natural preserves and walking trails. The neighborhood was designed to maximize green spaces, parks, and access to the trail system. During the winter months, McLaughlin residents enjoy being near the Tri-Leisure Centre, which has a gym, running track, pool, and ice rinks, perfect for year-round activities.
The best thing about Spruce Grove is that you really can’t go wrong with any area! It is all safe, all family friendly and all convenient, all day long. So, which part of Spruce Grove do you see yourself living in?
